One product, three jobs
The 30 year loan calculator that works the schedule a client is handed, and keeps it against the client
A 30 year loan calculator for the person who produces the schedule rather than the person who signs it: the broker, the loan officer, the small lender and the landlord-investor who hand a client the payment, the first year's split between interest and principal, the total interest and what an extra payment does, and the 10-year home equity loan beside it. Worked on the page from your own principal, rate and extra payment, using the standard amortisation formula carried as a payment-per-thousand table. Free, no account. Pro keeps every client's scenarios, schedules and comparisons against the client and exports them. Nothing here is a rate of ours or a loan for sale; the worked example's rate is the Freddie Mac survey average, cited.
Free for 14 days. No card needed.
Amortlane Pro is $14 per month for your whole office, billed monthly.

One product, three jobs
Work the payment. Show the split. Keep the client's file.
- The payment
- Principal and interest from the principal and the rate $300,000 at 6.75% over 30 years is $1,945.80 a month, $700,488 paid over the term and $400,488 of interest, worked on the page from the payment-per-thousand table before the client asks what the number is.
- The split
- How much of the first payment is interest, and what an extra $100 does The first month's interest on $300,000 at 6.75% is $1,687.50, so $258.30 of the first $1,945.80 is principal; an extra $100 a month makes the outlay $2,045.80 and goes entirely to principal. The split is the conversation a client remembers.
- The file
- Every scenario and schedule against the client, exported when asked Scenarios with their schedules and the comparison that decided them file themselves against the client, so the question a year later has the sheet to hand. Everything exports.

Rates, for the record: Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed-rate mortgage at 6.71% and the 15-year at 6.04% as of September 3, 2026 (freddiemac.com/pmms, read 2026-09-04). Amortlane publishes no rate of its own; the worked example rounds the 30-year survey average to the nearest eighth, and the client's quote replaces it.
The schedule is worked. Keeping the client's file is Amortlane Pro.
The worksheets are free forever. Pro turns them into the record: every client's scenarios kept and dated, each schedule filed against the client with the comparison that decided it, your name and logo on the schedule, no watermark, and an export when the client or the compliance file asks.
